Architect / Project developer / Owner's representative (m/f/d)
To strengthen our North & Central Europe (NCE) Construction Project Management Team, we are looking for an Architect (m/f/d) / Civil Engineer (m/f/d) for acquisition and sales processes of buildings and projects as well as for the development of own construction projects.~crlf~~crlf~The Asset Management & Construction Project Management activities of ARE NCE are managed by a regional Construction Project Management team and by local Asset Management teams.~crlf~The regional construction project management team aims to prepare assets for future challenges by defining and monitoring the deployment of sustainability, digitalisation and smart building strategies. By anticipating the asset-wide needs of investors, tenants and occupiers, it defines policies to strengthen portfolio resilience and asset attractiveness, reduce obsolescence and maximise portfolio financial performance through product standardisation. It also conducts technical and environmental due diligence.
##Management of real estate planning / construction projects with a results oriented execution mindset (within scope, time and budget)~crlf~##Preparation of refurbishment concepts and feasibility studies for the conversion and optimization of buildings in the existing portfolio taking a commercial approach~crlf~##Coordination of complex planning / construction projects in the role of owner’s representative ~crlf~##Development input for acquisition projects with redevelopment / refurbishment angle (design considerations, technical specifications, execution considerations and cost estimates)~crlf~##Negotiation of frameworks, contracts and specifications with external construction partners as well as operating / development partners as part of acquisition processes as well as redevelopments / refurbishments of portfolio assets~crlf~##Strategic consideration of internal vs. external staffing of projects, relationship management and network building with external advisors and partners ~crlf~##Sourcing and procurement of external service providers (architects, specialist engineers, experts, general contractors etc)~crlf~##Steering and oversight of projects including cost and quality monitoring, contract management, procurement processes, defects management, documentation of project progress and internal / external reporting~crlf~##Incorporating sustainability objectives in all acquisition processes and development / refurbishment projects and keeping up to date on trends within that space~crlf~##Incorporating smart / digital targets in all acquisition processes and development / refurbishment projects and keeping up to date on trends within that space~crlf~##Coordination and monitoring of due diligence by external technical / environmental consultants, taking the owner’s perspective in assessing results and providing input for transactions~crlf~
##Completed university studies (architecture, industrial engineering or similar)~crlf~##At least 8 years of relevant professional experience as client representative, project developer, project manager, architect with planning experience as project manager, preferably in all service phases (planning and execution supervision)~crlf~##Experience with commercial buildings / projects~crlf~##Fluency in German and English is a must~crlf~##Communication and cooperation skills~crlf~##Negotiating skills~crlf~
